As we step into 2025, the residential remodeling market is stronger than ever, building on the momentum of recent years. Homeowners across the country are continuing to invest in their spaces, prioritizing both functional upgrades and aesthetic transformations. With Americans projected to spend over $1.2 trillion on home renovations this year, demand remains high, fueled by a combination of economic factors, evolving lifestyle needs, and a growing desire for personalized, sustainable spaces.

2025 Remodeling Industry Forecast:

Key Stats & Trends

  • 38% of all renovations will focus on kitchen remodels, with 26% of homeowners opting to update bathrooms.
  • 17% of homeowners are planning home additions, such as guest suites or multi-generational living spaces.
  • 20% of renovations are focused on enhancing or expanding outdoor living spaces, reflecting the growing trend for functional and comfortable outdoor areas.
  • 14% of all home improvements will be dedicated to energy-efficient upgrades, including solar panels, new windows, insulation, and eco-friendly appliances.
  • 11% of homeowners are turning to storage solutions like finished basements or attic conversions to maximize space and improve organization.

According to Qualified Remodeler, whole home remodels, kitchens, and basements are three project categories that dominated the 2024 remodeling market and will continue to do so in 2025. Families that refinanced when rates dropped to historic lows over the past couple of years would rather remodel than move with a higher rate. Homeowners are still spending time at home working, and the importance of having a home designed to reflect your family’s evolving needs is key.

Top Drivers

According to the Leading Indicator of Remodeling Activity (LIRA) from Harvard’s Joint Center for Housing Studies, the primary factors driving renovation activity in 2025 include:

  1. Energy Efficiency & Sustainability: With increasing utility costs and heightened environmental awareness, homeowners are prioritizing energy-saving upgrades, such as improved insulation, energy-efficient appliances, and solar power systems.
  2. Remote Work & Home Office Spaces: As hybrid work remains the norm, more homeowners are dedicating space for functional, comfortable home offices.
  3. Aging in Place: As the population ages, there is a growing demand for renovations that allow people to “age in place” with accessible features such as wider doorways, ramps, and barrier-free bathrooms.
  4. In-Law Suites & Multi-Generational Living: The need for additional living space to accommodate extended family members is driving many home addition projects.
  5. Home Value Appreciation: As home values rise and housing inventory remains tight, more homeowners are choosing to invest in their existing properties rather than move, improving functionality and boosting resale value.

Despite fluctuations in the economy, 2025 is shaping up to be a great year to renovate. The remodeling industry is experiencing more stability and predictability in materials specifically. Lumber prices have stabilized, and many building materials are at their lowest levels since before 2020, making now an excellent time to invest in home improvements. With materials more readily available and costs more predictable, homeowners can take on renovations with greater confidence and fewer delays.

“Industry pros across the country are reporting very positive expectations for the coming year, anticipating that, over time, the considerable pent-up demand for K&B renovations will start to translate into more active projects. It’s clear that K&B firms have been smart in weathering a challenging year, and are being equally strategic as they prepare to capitalize on growth opportunities in 2025.” -NKBA Global President & CEO Bill Darcy
